About twenty years ago a homebuyer in the S.F. Bay Area bought a home "as is" and without the benefit of a termite inspection. Years later he replaced the roof. When the old roof was torn off, the roofer found extensive termite infestation in the exterior framing of the house. It was clear that this condition had existed for some time.
When should you order a termite inspection?
Today, thanks to consumer awareness, homes are rarely sold without a termite inspection. A "termite inspection" is a generic term. It refers to an inspection of a building by a structural pest control operator for infestation by wood-destroying pests and organisms, not just termites. The wood pests covered in an inspection include dry-wood termites, subterranean termites, fungus, dry rot, decay, wood-boring beetles and carpenter ants, to name a few.
A thorough inspection should also identify conditions that might lead to wood pest problems in the future even if there is currently no active infestation. Such conditions would include a tub that needs caulking or a deck that needs sealing to prevent future dry rot.
Local custom dictates when a termite inspection is ordered. In some areas, buyers order an inspection after they negotiate a purchase contract with the seller. In this case, the purchase contact may specify who will pay for the corrective work and any further inspections that might be recommended in the inspection report.
Since the amount of the work is not known at the time the offer is negotiated, the contract should include a provision for approval of the report by the party who will be paying for the work (either buyer or seller). If the termite bill comes in higher than expected, the issue of who pays and how much can become a point of negotiation. If buyers and sellers can't agree, the purchase contract may be cancelable, depending on how the contract is written.
FIRST-TIME TIP: To reduce uncertainty when negotiating a purchase contract, an increasing number of home sellers are ordering a termite inspection before their home goes on the market. This way, when an offer comes in, both buyer and seller know the extent of the wood pest damage.
If time permits, a seller might choose to have the recommended repair work done before marketing the property. This can make a home easier to sell, depending on what kind of work is required.
For example, if a wood deck is dry rotted and looks unsightly, you're probably better off replacing it before you sell. This will improve the cosmetic appeal of your home. If you don't do the work, buyers may discount the price of your home accordingly. Also, if the deck is seriously deteriorated, the buyer's lender may require that you have the deck repaired as a condition of closing.
Buyers often wonder if they can rely on a termite report that was ordered by the seller. The answer is a qualified yes, if the report was done by a reputable local company. But, if you or your real estate agent have any questions about the report, get a second opinion.
Recently buyers of a home in Piedmont were advised by their agent to get a second termite inspection. The agent had reservations about the company that issued the report for the seller. The second inspection revealed $10,000 of work that was missed by the first inspector.
Homeowners should have their home inspected by a structural pest control operator every several years or so. Most homeowners don't have their home inspected until they sell. Too often they are met with a nasty surprise.
